Scottsdale Arizona Properties
If you've made the decision to sell your home, your
next decision will most likely be whether or not to hire a real estate
agent, and this choice should not be taken lightly. If you're
considering listing your home for sale by owner (also called FSBO),
please be aware of the additional responsibilities you'll take on as a
result of your choice.
The main reason most people would consider selling
their home FSBO is to save money on the commission that would have been
paid to the realtor. The real estate agent's commission is typically six
percent of the purchase price of the home. While a six percent savings
may seem prudent at first glance, the buyer should consider whether the
savings outweighs his expense in time, knowledge and money.
What Is Your Time Worth?
If you are considering listing your home FSBO,
compute how much time you will spend preparing for and attending open
houses. Additionally, you may be inconvenienced by appointments and
showings at odd hours. Non-qualified buyers or buyers who are simply
window shopping may waste much of your time. Finally, consider the
extent of your general knowledge about home transactions. More than
likely, you will find it necessary to hire an attorney to wrap up final
details of the contract.
Finally, be sure to count the marketing expense in
your calculations, as this is normally assumed by your real estate
agent. Once you consider all these factors, you will probably understand
why it is so important to hire a licensed, certified real estate
professional to assist you with the sale or purchase of your home. If
